A common question for companies today is: "What is BIM?" As the construction industry evolves, businesses of all sizes are looking to understand how Building Information Modeling (BIM) can transform their workflows and increase project efficiency.
To help you get started, Ireland’s leading BIM Expert, Sean O’Dwyer from Symetri, has created this essential introduction to BIM for beginners. With over 20 years of experience in the Irish construction industry—specializing in civil and structural engineering—Sean provides deep insights into BIM implementation, Lean Construction, and digital transformation.
Whether you are transitioning from paper-based processes to a digitized solution or managing a large-scale enterprise deployment, BIM is more than just 3D modeling. It is an intelligent, model-based process that provides the data and insight needed to plan, design, construct, and manage buildings and infrastructure more effectively.
In a nutshell, BIM (Building Information Management) is the strategic framework used to achieve your project goals. As a project manager, you can leverage BIM to achieve:
“A Project” could be….
BIM has the capabilities to deliver all these advantages and much more. While the benefits are numerous, they are most effective when consolidated into a structured BIM Execution Plan (BEP).
To ensure project consistency and avoid costly delays, every stakeholder must adhere to a "rule book." This ensures the project remains on track from inception to completion.
EIR (Employer’s Information Requirement): Think of this as the Map. Supplied by the client (the destination), it ensures the journey begins on the correct path by defining exactly what information is required.
BEP (BIM Execution Plan): This is the Navigator. It is your technical response to the EIR, demonstrating exactly how you will reach the destination and the specific digital route you intend to take.
To put it simply, BIM is the Roadmap. When every team member adheres to it, the entire project reaches the finish line at the right time, with the right quality.
Pro Tip: If the BEP (the Navigator) identifies a more efficient or innovative route than the one originally suggested in the EIR (the Map), the client can approve this better path and update the EIR accordingly.
By aligning these documents, you ensure that the project delivery is not just a process, but a successful arrival at a high-quality digital and physical asset.
